How much does it cost to renovate a commercial unit in Valencia in 2026?

Renovating a commercial unit in Valencia costs between €300 and €1,600 per square metre excluding VAT in 2026. The range is so wide because painting and re-flooring a shop is not the same as fitting out the kitchen, ventilation and extraction of a restaurant. In this guide we give you the prices Build Valencia applies by type of business, what that price includes, what a 60, 100 or 150 m² unit comes to, which VAT rate applies and what happens with the shopfront.

How much does it cost to renovate a commercial unit in Valencia per square metre?

The price of a commercial fit-out in Valencia depends above all on the type of business, because each activity requires different installations. These are the prices per m² we work with at Build Valencia in 2026, excluding VAT, with building works and installations included:

  • Cosmetic refurbishment (paint, flooring, lighting, small repairs): €300–450/m². Installations and layout untouched.
  • Office or shop: €450–750/m². Layout, electrics, data, air conditioning, shopfront.
  • Beauty salon or hairdresser: €650–950/m². Water points at every station, ventilation, specific lighting.
  • Clinic (dental, aesthetic, physiotherapy): €900–1,300/m². Separate rooms, plumbing and electrics per room, health requirements.
  • Restaurant, bar or café: €1,000–1,600/m². Kitchen, extraction and flue, gas, soundproofing, toilets.

As a guide, an 80 m² shop with a mid-level fit-out costs between €36,000 and €60,000 excluding VAT, and a 100 m² clinic between €90,000 and €130,000. The condition of the unit can move the figure up or down, as we explain below.

What does the price per m² include and what is charged separately?

At Build Valencia the price per m² of a commercial fit-out includes the complete works: demolition and rubble removal, masonry and partitions, electrics, plumbing and drainage, air conditioning and ventilation, wall and floor finishes, paint, basic joinery and lighting. We coordinate turnkey commercial renovations: technical project with an architect or engineer, works, installations, documentation and processing of the activity licence.

Not included in the price per m² are the furniture and equipment of the business (industrial kitchen, salon chairs, medical equipment), the technical project and municipal fees: they are quoted separately because they vary a lot from one business to another.

So that you can compare quotes, these are the items any commercial fit-out quote in Valencia should itemise:

  • Demolition, rubble removal and skip
  • Masonry: partitions, ceilings, floor and wall tiling
  • Electrics: board, circuits, lighting and data points
  • Plumbing and drainage
  • Air conditioning and ventilation (extraction and flue if there is a kitchen)
  • Gas, if the activity requires it
  • Fire protection: extinguishers, signage, detection
  • Acoustic insulation, if the activity is noisy
  • Interior and exterior joinery, shopfront and entrance door
  • Paint and finishes
  • Accessible toilets and accessibility
  • Technical project, site management and fees (separate)

If a quote doesn't separate these items, it's hard to know what you're paying for and what will be missing later.

Why does one fit-out cost €400 per metre and another €1,400?

Five factors explain almost all the price difference in a commercial renovation in Valencia:

  1. The unit's previous activity. If a unit was already a restaurant, the flue, gas and toilets can usually be reused; if it was a shop and you want to open a café, they have to be created from scratch.
  2. The condition of the installations. A shell unit with no finishes or installations, or 30-year-old installations, means redoing electrics, plumbing and drainage.
  3. The activity licence requirements. A clinic or a restaurant has ventilation, accessibility, fire protection and soundproofing requirements that an office doesn't; that's why their price per m² is double or triple. We explain the paperwork in our guide to the activity licence for a commercial unit in Valencia.
  4. Floor area. In small units the price per m² goes up, because the kitchen, toilets and electrical board cost almost the same whether there are 50 or 150 m² around them.
  5. Working hours and access. Working at night or at weekends so the business doesn't close, or in a unit with no lorry access in the centre of Valencia, makes labour more expensive.

How much does a 60, 100 or 150 m² unit cost? Examples

As a guide, applying our 2026 ranges excluding VAT:

  • 60 m² unit for an office or shop: €27,000–45,000.
  • 100 m² unit for a clinic: €90,000–130,000.
  • 150 m² unit for a restaurant: €150,000–240,000.

A real case: a 60 m² self-service laundrette in Valencia, with full re-layout, all new installations (water, drainage, electrics, gas and ventilation), new entrance, home automation, finishes and activity licence, cost €44,000 and was handed over in 8 weeks, about €733/m². When does the 10 % VAT rate apply to a commercial fit-out?

For a commercial unit renovation VAT is 21 %. The reduced 10 % rate many clients have seen online applies only to renovation and repair works on homes for private use over two years old, and only if the materials supplied by the contractor don't exceed 40 % of the cost (article 91.Uno.2.10º of the Spanish VAT Act). A shop, an office or a clinic doesn't qualify as a home, so it cannot use the 10 % rate.

The good news: if your company or your self-employed activity is VAT-registered, the 21 % on the works is deductible in your quarterly returns, so the real cost to the business is the net amount. That's why all prices in this guide exclude VAT. In large-scale refurbishment works between companies the reverse charge may apply (article 84.Uno.2º.f of the same Act); it's unusual for commercial units and worth checking with your tax adviser.

Can the shopfront of a commercial unit in Valencia be changed?

Yes, but with three different permissions depending on what you want to change. The façade is a common element of the building: to change the shop window opening, open a door or install an awning or a visible air-conditioning unit you need the authorisation of the owners' community. With Valencia City Council, works on the façade go through a responsible declaration or a licence depending on their scope; we explain it in our guide to the responsible declaration or environmental licence for commercial units. And in listed buildings or in Ciutat Vella the protection catalogue limits materials, colours and signage; signs and outdoor advertising also have their own municipal by-law.

In the quote, the shopfront (new window, enclosure, sign, exterior lighting) is priced separately from the interior price per m², because it depends on the size of the opening and the material.

How long does a commercial fit-out take?

The timeline has two parts that shouldn't be mixed: the works and the paperwork. The fit-out of an average 80–150 m² unit takes 6 to 12 weeks depending on the starting condition and the installations; the 60 m² laundrette above was handed over in 8 weeks with all new installations. A simple office or shop fit-out is faster; a restaurant or a clinic, with more installations and more paperwork, slower. The activity licence paperwork runs in parallel and can take longer than the works themselves if the activity requires an environmental licence; that's why the technical project starts before a single wall is touched. At Build Valencia the works deadline is fixed in the contract together with the price, with a delay penalty at our cost.

How to request a quote for a commercial fit-out in Valencia

To give you a fixed commercial renovation quote we need to visit the unit, know what activity you're going to open and, if you have it, the floor plan or the cadastral reference. With that we prepare an itemised quote, with price and deadline fixed by contract, and tell you which activity procedure applies to you. We work in Valencia and within a 100 km radius, with an English-speaking project manager. Write to us on WhatsApp or through the form and we'll reply the same working day.

Frequently asked questions

Is it cheaper to renovate a unit that already had the same activity?

Usually yes. If the unit was already a hairdresser, restaurant or clinic, part of the installations (water points, flue, accessible toilets) can be reused after checking them, and the activity procedure is usually simpler. The saving depends on the real condition of those installations, which we check during the visit.

Who pays for the fit-out, the landlord or the tenant?

The lease sets it. Works to adapt the unit to the activity are usually borne by the tenant, and many leases offset part of that investment with rent-free months. Building maintenance works are the landlord's. It's worth putting it in writing before starting.

Can the unit be renovated in phases to open sooner?

Yes. We organise the works in phases so the furniture and the business's own installations go in as early as possible, and when the building allows it we work extended hours or at weekends to reduce the impact on your opening.

Can I deduct the fit-out in my business?

The VAT on the works is deductible if you're under the general regime, and the cost of the works is depreciated as an investment in corporate tax or in self-employed income tax. The depreciation periods and exact treatment depend on your case: check with your adviser.
