How much does a full renovation cost in Valencia in 2026?

It is the first question every renovation company gets, and the honest answer is: it depends on the surface, the starting condition and the finishes. Still, there are real market ranges for Valencia in 2026.

Price ranges per square metre

  • Standard renovation: €700 – 900/m². Correct-quality finishes, layout mostly unchanged.
  • Mid-range renovation: €900 – 1,200/m². The most common bracket: new installations, good finishes, some layout changes.
  • High-end renovation: €1,250 – 1,400/m² and up. Premium materials, custom carpentry, home automation.

In practice, a full renovation of an 80-90 m² apartment lands between €60,000 and €100,000 depending on the level. Add VAT on top: 10% for a primary residence (subject to conditions) or 21% otherwise.

Why prices have gone up

Since 2022, renovating has become 18-30% more expensive: materials, energy and skilled labour have risen across Spain, and Valencia — with its active property market — is no exception. The good news: a quality renovation still returns more than its cost in property value.

What a serious quote must include

Be wary of one-page quotes. A complete one itemises: demolition and debris management, masonry, complete plumbing and electrics with their certificates, carpentry, tiling and flooring by real m², painting, and permit management fees. Three ways to optimise without risk

  1. Keep bathrooms and kitchen where they are if possible: moving drains and water supplies gets expensive fast.
  2. Invest in what is hard to change later (installations, windows, insulation) and save on the reversible (paint, light fixtures).
  3. Ask for quotes in the quiet season: the last quarter usually has better crew availability.
