Our full renovation prices in Valencia

Our full renovations in Valencia start at €600/m² including materials, excluding VAT; most apartments fall between €700 and €1,050/m² depending on the finishes. VAT is added on top: 10 % for a main residence (subject to conditions) or 21 % otherwise. We take on full renovations from about €40,000–45,000; with a smaller budget we talk about a partial renovation and define the scope from the start. What a turnkey renovation includes

Demolition and debris removal, layout changes, complete renewal of electrics and plumbing, tiling and flooring, interior carpentry, painting and final finishes. We also handle building permits with Valencia City Hall — no Spanish bureaucracy headaches for you.

Quoted separately: kitchen furniture and appliances, high-end sanitaryware and taps, premium tiles and parquet, windows, air conditioning, made-to-measure furniture, the architect's project and municipal fees. Basic materials (cable, pipes, plasterboard, mortars) are included.

Apartment renovations in Valencia: what we have done for other clients

Fixed price, no surprises

Before starting we prepare a detailed project with real measurements and fix both budget and schedule. If something unforeseen comes up that is not a client-requested change, we absorb it. That is how we have worked for years and why clients recommend us.

Payment is made in stages: 40 % at the start, for the purchase of materials; 30 % after demolition and installations; 20 % after the main finishes; 10 % on handover. Extra work is only carried out with your written approval. We give a written guarantee of 2 to 3 years on finishing and installation work; equipment and materials carry the manufacturer's guarantee.

How long does a full apartment renovation take in Valencia?

A full renovation of an 80 m² apartment takes 10 to 14 weeks. With a complex new layout, windows and made-to-measure furniture, structural reinforcements or waiting for a permit it can reach 4 months. In August and at Christmas suppliers and paperwork run slower. The deadline is fixed in the contract, with a late-delivery penalty at our expense.

Buying a flat to renovate in Valencia: what to check before you sign, and what the renovation will cost

Before you buy a flat or house to renovate, it pays to check what an estate agent's viewing does not show: - Structure: cracks, the state of floor slabs and beams, aluminosis in older buildings. - Installations: plumbing and wiring, usually the first things that need replacing. - Damp: leaks, condensation and stains hidden under fresh paint. - Windows and the general condition of the building and common areas. - Paperwork: charges, debts or embargoes on the property.

We view the property with you and tell you, as builders, what will need doing, what it will cost and how long it will take, so you negotiate the price with facts. The visit costs from €100 excluding VAT with a verbal assessment; a written report is agreed separately.
