How much does a full renovation cost in Valencia in 2026?

A full renovation in Valencia costs from €600/m² including materials, excluding VAT. In practice, a standard apartment comes in between €700 and €1,050/m² depending on the level of finishes, and a high-end renovation goes above €1,100/m². For an 80 m² apartment that means €48,000 to €85,000. Below you will find prices by level, what is included, three real projects with their final cost, and what you can do with €20,000 or €40,000.

How much does a full renovation cost per square metre in Valencia?

Based on our 2026 quotes, materials included, VAT excluded:

  • Basic renovation: €700–850/m². Good-quality finishes, no changes to the layout.
  • Mid-range renovation: €850–1,050/m². New installations, good finishes, some layout changes. This is the most common level.
  • High-end renovation: €1,100–1,500/m² and up. Premium materials, custom carpentry, home automation.

From €600/m² is possible in an apartment in good condition, with no walls moved and simple finishes. The price goes up with the starting condition, the age of the building, the floor, access to the site, the need to level floors and walls, replacing all the installations and the materials you choose. VAT is added on top: 10 % for a primary residence (subject to conditions) or 21 % in all other cases.

What does a full renovation quote include, and what is charged separately?

The price per m² covers the complete works: demolition and debris removal, masonry, new electrics and plumbing with their certificates, plasterboard partitions and ceilings, floors, bathroom, kitchen building work and painting. Basic materials — cable, pipes, profiles, plasterboard, adhesives and mortars — are supplied by us.

Quoted separately:

  • Kitchen units and appliances
  • High-end sanitaryware and taps
  • Tiles, parquet and other expensive finishes
  • Windows
  • Air conditioning
  • Built-in furniture
  • Architect's project and technical calculations
  • Municipal permits and fees
  • Works that depend on the owners' association (comunidad)
  • Hidden defects that only appear after demolition

Tiles, sanitaryware and flooring can be bought by you or by us, always after agreeing the model and budget in writing.

How much does it cost to renovate an apartment, a penthouse or a villa in Valencia?

The apartment (piso) is the baseline. A penthouse (ático) costs 5–15 % more: materials have to be carried up, access is harder, and there are usually terraces, waterproofing and exterior works. A villa (chalet) can cost 10–25 % more if the renovation includes the facade, roof, exterior installations, terraces or the plot. Even so, the condition of the building matters more than the type of property: an old apartment in the centre of Valencia is sometimes more expensive than a modern villa.

  • 90 m² apartment in Valencia, mid-range. New electrics and plumbing, floors, bathroom, kitchen and painting. 12 weeks. €60,000 (about €670/m²).

What can I renovate with €20,000 in Valencia?

With €20,000 you cannot do a quality full renovation of a 70–80 m² apartment with all installations replaced. You can do one of these:

  • Renovate the bathroom and a basic kitchen without moving the installations
  • Replace the electrics, paint and lay laminate flooring
  • Renew floors, walls and ceilings without touching the kitchen, windows or sanitaryware
  • Partially renovate two or three rooms

The exact scope depends on the condition of the apartment and the materials.

What renovation can I do with €40,000?

With €40,000 you can do a basic renovation of a 50–60 m² apartment with no layout changes, no new windows, no air conditioning and no expensive kitchen. In an apartment of around 90 m², €40,000 covers a partial renovation: electrics, plumbing, floors, painting and one bathroom, but not a full renovation of the whole home.

We take on full renovations from €40,000–45,000 excluding VAT. Below that it is more honest to call it a partial renovation and set the scope from the start.

How is the budget of a full renovation split?

In a typical full renovation the money is split roughly like this:

  • Demolition and debris removal: 7 %
  • Electrics: 11 %
  • Plumbing: 9 %
  • Partitions, plasterboard and ceilings: 10 %
  • Floor preparation and laying: 12 %
  • Bathroom: 12 %
  • Kitchen building work: 10 %
  • Levelling, skimming and painting: 13 %
  • Windows and doors: 16 %

This is an example, not a formula. If the windows are not replaced, that 16 % is spread over the rest. Kitchen units, appliances and high-end sanitaryware are not part of this split.

What hidden costs come up in an old apartment in Valencia?

The most expensive problems usually appear after demolition:

  • Aluminosis and damage to structural elements
  • Corroded steel beams
  • Old wiring with no earth
  • Communal downpipes and pipes that need replacing
  • Timber or badly deformed floor slabs
  • Floor level differences of several centimetres
  • Walls out of square
  • Damp and leaks
  • No proper ventilation
  • Old alterations made without a permit
  • Reinforcement of openings and beams

That is why a fixed price can only be given after visiting the property and defining the scope.

How is the price fixed and how do you pay for a full renovation?

After the visit, the project and the agreed scope, the price and the deadline are fixed by contract. Extra work is only done with your written approval. If a hidden defect appears after demolition, we give you a separate quote and you decide.

Payment is in stages: 40 % at the start, for buying materials; 30 % after demolition and installations; 20 % after the main finishes; 10 % on handover. Larger projects are split into more stages.

A full renovation of an 80 m² apartment takes 10 to 14 weeks. With complex layout changes, windows and custom furniture, structural reinforcement or waiting for a permit it can reach 4 months. In August and at Christmas, supplies and paperwork move more slowly. Permits and timelines are explained in our article on building permits in Valencia.

We give a written guarantee of 2 to 3 years on finishing and installation work; equipment and materials carry the manufacturer's warranty.
