How much does a full renovation of a 70 m² flat cost in Valencia?
A full renovation of a 70 m² flat in Valencia costs between €49,000 and €60,000 at basic level, between €60,000 and €74,000 at mid level and from €77,000 for high-end finishes, with materials and excluding VAT. These are Build Valencia's 2026 prices, and our most recent completed project is exactly that size: a 70 m² flat in Paterna for €25,000 in 4 weeks. Below you'll find the calculation by level, the budget split in euros, what flat you get at each level, why a small flat costs more per metre and how long the works take.
How much does it cost to renovate a 70 m² flat by level of finish?
For a 70 m² flat in Valencia, with materials and excluding VAT:
- Basic renovation: €700–850/m², €49,000 to €60,000. New installations, decent-quality finishes, no walls moved.
- Mid-level renovation: €850–1,050/m², €60,000 to €74,000. New installations, good finishes, some layout change, new full bathroom.
- High-end: €1,100–1,500/m², €77,000 to €105,000. Premium materials, made-to-measure joinery, home automation, full re-layout.
The real minimum is below those figures: in a 70 m² flat in good condition, without touching installations or layout and with simple finishes, a renovation can start at €600/m², about €42,000, and our 70 m² flat in Paterna was done for €25,000 because neither the electrics, nor the plumbing, nor the layout were touched: it was a basic finishes renovation, not a full one. The factors that move the price within each level are explained in our general guide to full renovation costs in Valencia.
Why does a 70 m² flat cost more per metre than a 100 m² one?
Because the bathroom, the kitchen and the electrical board cost almost the same whether there are 70 or 100 m² around them. In a 70 m² flat the bathroom and kitchen weigh more in the total: the kitchen takes about 8–10 m² and the bathroom 4–5 m², around 20 % of the floor area, against 15 % in a 100 m² flat. That's why the price per m² of a small flat sits at the top of each level, even though the total is lower. In return, a 70 m² flat almost always has a single bathroom, which saves €5,000–6,000 compared with a flat with two.
Where does the money go? Breakdown of a 70 m² renovation by item
Taking a mid-level renovation of €65,000 excluding VAT as an example, the budget of a 70 m² flat is split like this:
- Demolition and rubble removal: 7 % — about €4,550
- Complete electrical installation with certificate: 11 % — about €7,150
- Plumbing and drainage: 9 % — about €5,850
- Partitions, plasterboard and ceilings: 10 % — about €6,500
- Floor preparation and laying: 12 % — about €7,800
- Bathroom: 12 % — about €7,800
- Kitchen building works: 10 % — about €6,500
- Levelling, skimming and painting: 13 % — about €8,450
- Windows and doors: 16 % — about €10,400
This is an indicative split from our own projects, not a formula: if the windows are fine and stay, that 16 % is spread across the rest or lowers the total. Kitchen units and appliances, high-end sanitaryware and taps, air conditioning, fitted furniture, the technical project and permits are quoted separately; the full list is in the general cost guide.
What does a 70 m² full renovation include at each level?
At all three levels the flat comes out with new, certified electrics and plumbing, new floors, renovated bathroom and kitchen, ceilings and paint. The difference is in scope and materials:
- Basic (€49,000–60,000): two-bedroom layout kept; mid-range porcelain or laminate; standard sanitaryware and taps; catalogue lacquered doors; existing windows kept if in good condition.
- Mid (€60,000–74,000): one layout change, almost always opening the kitchen to the living room to gain light and space; large-format porcelain or parquet; full bathroom with flush shower tray; new PVC or thermal-break aluminium windows; plasterboard false ceiling with recessed LED lighting.
- High-end (from €77,000): full re-layout; top-brand materials; made-to-measure interior joinery; home automation; aerothermal heating; designer lighting.
How long does the renovation of a 70 m² flat take?
It depends more on what is touched than on the square metres. Our 70 m² flat in Paterna, a basic renovation with no new installations or layout changes, was handed over in 4 weeks. A full renovation with new electrics and plumbing in an 80 m² flat takes 10 to 14 weeks; for 70 m² with a single bathroom it's reasonable to count on the lower end of that range. With new windows and made-to-measure furniture, structural reinforcement or a wait for a permit, the timeline can stretch to 4 months. At Build Valencia the deadline is fixed in the contract together with the price, with a delay penalty at our cost. The paperwork is explained in our guide to building permits in Valencia.
A real example: 70 m² flat in Paterna
Basic finishes renovation: new floors, full repaint, bathroom and kitchen refreshed without moving installations, new doors; electrics, plumbing and layout untouched. 4 weeks. €25,000 excluding VAT, about €360/m². It's the example of what can be done when the flat is in good condition and the installations are sound; if they have to be replaced, the budget rises to the €49,000 of basic level. How does 70 m² compare with 80 or 100 m²?
As a guide, at the same basic-to-mid levels: 70 m² — €49,000 to €74,000; 80 m² — €56,000 to €84,000; 100 m² — €70,000 to €105,000. The biggest jump isn't the square metres but the second bathroom: a 100 m² flat with two bathrooms costs proportionally more than a 70 m² one with one. The detailed calculation for 100 m² is in how much it costs to renovate a 100 m² flat in Valencia. VAT is added on top: 10 % if it is your main residence and the conditions are met, 21 % otherwise.

Frequently asked questions
Can a 70 m² flat be fully renovated for €40,000?
Only if the flat is in good condition, the layout is kept, the windows stay and the finishes are simple: that is the €600/m² minimum. With 30-year-old installations, the realistic budget for a full renovation starts at €49,000; for €40,000 we're talking about a partial renovation.
Is it worth opening the kitchen to the living room in a 70 m² flat?
It's the layout change that transforms a small flat the most: it gains light and a 25–30 m² kitchen-living room instead of two rooms of 15 and 9 m². It means demolishing the partition, reinforcing if needed, solving the extraction and re-routing the electrics; that's why it belongs to mid level, not basic. The exact extra cost depends on whether the wall is load-bearing and is fixed in the quote after the visit.
Do I need a permit to renovate a 70 m² flat?
For a renovation that doesn't touch the structure, a responsible declaration is enough; if a partition turns out to be load-bearing or the façade is modified, a building permit is required. We handle the paperwork.
How much do just the bathroom and the kitchen cost in a 70 m² flat?
In the split of a mid-level renovation, the bathroom is around 12 % (about €7,800) and the kitchen building works 10 % (about €6,500), not counting units, appliances or high-end sanitaryware.
