How much does a full renovation of a 100 m² flat cost in Valencia?

A full renovation of a 100 m² flat in Valencia costs between €70,000 and €85,000 at basic level, between €85,000 and €105,000 at mid level and from €110,000 for high-end finishes, always with materials and excluding VAT. These are the prices Build Valencia works with in 2026. Below you'll find the calculation by level, how those euros are split between electrics, plumbing, floors, bathrooms and kitchen, what flat you get at each level and how long the works take.

How much does it cost to renovate a 100 m² flat by level of finish?

For a 100 m² flat in Valencia, with materials and excluding VAT:

  • Basic renovation: €700–850/m², €70,000 to €85,000. New installations, decent-quality finishes, no walls moved.
  • Mid-level renovation (the most common): €850–1,050/m², €85,000 to €105,000. New installations, good finishes, some layout changes, two full bathrooms.
  • High-end: €1,100–1,500/m², €110,000 to €150,000. Premium materials, made-to-measure joinery, home automation, full re-layout.

In a 100 m² flat in good condition, keeping the layout and with simple finishes, it is possible to go down to €600/m², about €60,000. But a 100 m² flat usually has three bedrooms, two bathrooms and a separate kitchen, which puts most renovations at mid level. The factors that move the price within each level — building condition, floor, access, installations — are explained in our general guide to full renovation costs in Valencia.

Where does the money go? Breakdown of a 100 m² renovation by item

Taking a mid-level renovation of €95,000 excluding VAT as an example, the budget of a 100 m² flat is split like this:

  • Demolition and rubble removal: 7 % — about €6,650
  • Complete electrical installation with certificate: 11 % — about €10,450
  • Plumbing and drainage: 9 % — about €8,550
  • Partitions, plasterboard and ceilings: 10 % — about €9,500
  • Floor preparation and laying: 12 % — about €11,400
  • Bathrooms (two): 12 % — about €11,400
  • Kitchen building works: 10 % — about €9,500
  • Levelling, skimming and painting: 13 % — about €12,350
  • Windows and doors: 16 % — about €15,200

This is an indicative split from our own projects, not a formula: if the windows are fine and stay, that 16 % is spread across the rest or lowers the total. Kitchen units and appliances, high-end sanitaryware and taps, air conditioning, fitted furniture, the technical project and permits are quoted separately; the full list of what is and isn't included is in the general cost guide.

What does a 100 m² full renovation include at each level?

At all three levels the flat comes out with new, certified electrics and plumbing, new floors, renovated bathrooms and kitchen, ceilings and paint. The difference is in scope and materials:

  • Basic (€70,000–85,000): layout kept; mid-range porcelain or laminate; standard sanitaryware and taps; catalogue lacquered doors; existing windows kept if in good condition.
  • Mid (€85,000–105,000): one or two layout changes (opening the kitchen to the living room, enlarging a bathroom); large-format porcelain or parquet; two full bathrooms with flush shower trays; new PVC or thermal-break aluminium windows; plasterboard false ceiling with recessed LED lighting.
  • High-end (from €110,000): full re-layout; top-brand materials; made-to-measure interior joinery; home automation; aerothermal heating or underfloor heating; designer lighting.

How long does a full renovation of a 100 m² flat take?

A full renovation of an 80 m² flat takes 10 to 14 weeks; a 100 m² flat with two bathrooms and some layout changes sits at the top of that range and can reach 4 months if there are new windows, made-to-measure furniture, structural reinforcement or a wait for a permit. Our mid-level 90 m² renovation in Valencia was handed over in 12 weeks. At Build Valencia the deadline is fixed in the contract together with the price, with a delay penalty at our cost. The paperwork — responsible declaration or building permit — is explained in our guide to building permits in Valencia.

A real example close to 100 m²

A 90 m² flat in Valencia, mid-level renovation: new electrics and plumbing, floors, one bathroom, kitchen building works and paint, windows kept. 12 weeks. €60,000 excluding VAT, about €670/m². With 10 m² more, a second full bathroom and new windows, that same renovation would land at the €85,000–95,000 of mid level. How does 100 m² compare with 70 or 80 m²?

The price per m² drops slightly as the surface grows, because the kitchen, bathrooms and electrical board cost almost the same whether there are 70 or 100 m² around them; but the total rises, and a 100 m² flat almost always has a second bathroom that a 70 m² one doesn't. As a guide, at the same basic-to-mid levels: 70 m² — €49,000 to €74,000; 80 m² — €56,000 to €84,000; 100 m² — €70,000 to €105,000. VAT is added on top: 10 % if it is your main residence and the conditions are met, 21 % otherwise.

Frequently asked questions

Can a 100 m² flat be renovated for €60,000?

Only at basic level, with the flat in good condition, keeping the layout, keeping the windows and with simple finishes: that is the €600/m² minimum. With 30-year-old installations or a new second bathroom, the realistic budget starts at €70,000.

How much do the bathrooms and the kitchen cost within those 100 m²?

In the split of a mid-level renovation, the two bathrooms are around 12 % (about €11,000) and the kitchen building works 10 % (about €9,500), not counting units, appliances or high-end sanitaryware.

Do I need a permit to renovate a 100 m² flat?

For most full renovations that don't touch the structure, a responsible declaration is enough; if structural elements or the façade are modified, a building permit is required. We handle the paperwork.

Is the price for 100 m² the same in Valencia city and in Paterna or Torrent?

Yes, we work with the same prices per m² in Valencia and its metropolitan area; what changes the price is the condition of the flat and access to the site, not the municipality.
