Plasterboard ceilings in Valencia: prices per m², types and timelines (2026)
A plasterboard ceiling in Valencia costs €48/m² for a flat ceiling, €65/m² with a recessed channel for LED strip, €70/m² with acoustic insulation and €52/m² in moisture-resistant board for a bathroom or kitchen. These are Build Valencia's 2026 prices for labour and standard materials, excluding VAT. This guide explains what the price per metre includes, why you see "from €30" online, how many days a single room and a whole flat take, what people usually order with the ceiling and when plaster mouldings (escayola) make more sense.
How much a plasterboard ceiling costs per m² in Valencia
- Flat ceiling: €48/m²
- Ceiling with a recessed LED channel (foseado): €65/m²
- Acoustic ceiling with mineral wool: €70/m²
- Moisture-resistant board for bathrooms and kitchens: €52/m²
- Taping and filling the joints: €12/m²
- Painting, two coats: €14/m²
All prices are per m² and exclude VAT. The ceiling price covers the metal frame, the hangers fixed to the slab, the board, installation and clean-up. Joint finishing and painting are quoted separately because many clients include them in a larger renovation or paint themselves. A flat ceiling finished and painted therefore comes to €74/m²: 48 for the ceiling, 12 for the joints and 14 for the paint.
Why you read "from €30/m²" online and what that price includes
National price guides put plasterboard ceilings at €30–50/m². The low end is for large, open areas: warehouses, open-plan commercial units or 60–80 m² living rooms in one piece, with no recessed channels, no bulkheads and no pipes to work around, and often without joint treatment or rubble removal. In an 80 m² flat in Valencia the ceiling means five or six rooms, a corridor with turns, a bulkhead for the air conditioning and several downpipes: there is considerably more work per metre, and the real price is around €48/m². We can get close to €30 on a simple area above a certain size, and we say so at the visit, not when the invoice arrives.
Types of plasterboard ceiling: which one to choose
- Flat ceiling. Hides pipes, cables and an old cracked ceiling. It usually drops 8–15 cm below the slab.
- Ceiling with a recessed LED channel. A perimeter step with a hidden LED strip that lights the ceiling by reflection. It needs 10–15 cm of height.
- Acoustic ceiling. Mineral wool inside the frame to reduce noise from the upstairs neighbours. Recommended for bedrooms and for older buildings with timber floors.
- Moisture-resistant ceiling. Humidity-resistant board for bathrooms and kitchens, recognisable by its green paper facing.
- Bulkheads and steps. For ducted air conditioning we drop 25–30 cm only where the duct runs; the rest of the ceiling stays high.
How many days a plasterboard ceiling takes
A 20 m² room takes 2 days for the frame and boards, then 3 to 5 days until it is ready for painting, allowing for the joints to dry. An 80 m² flat takes 8 to 12 working days without painting or complex recessed channels. The minimum order is around €2,000 excluding VAT: we do single rooms, but transport, the frame and the site visits do not allow us to go lower.
What people order with the ceiling and what it adds
- Recessed spotlights: €35–60 per point
- LED strip with recessed channel: €50–90 per linear metre
- Hidden curtain tracks: €20–40 per linear metre
- Access hatches: €10–50 each
- Ventilation grilles: €10–50 each
Preparation for ducted air conditioning is quoted separately, as are the unit itself and the electrical installation. Spotlights and LED strip are best decided before installation: cutting holes in a finished ceiling is possible, but running the cables above it no longer is. If the ceiling is part of a larger renovation, we coordinate it with our electricians in Valencia and with the air conditioning installation.
Plasterboard or escayola: which is better for a ceiling
For a modern renovation, plasterboard: it goes up faster, hides services, takes thermal and acoustic insulation inside the frame, is easy to repair and costs less. Escayola (cast plaster) is more expensive and belongs in cornices, ceiling roses and the decorative elements of traditional homes. For a large flat ceiling, plasterboard is the practical choice. When an older flat has mouldings worth keeping, we combine the two: plasterboard on the ceiling plane and escayola around the perimeter.
Common mistakes with plasterboard ceilings
Lowering the ceiling without checking the windows, so the top of the window ends up above the new ceiling; saving on moisture-resistant board in the bathroom; leaving no hatch for the stopcocks and the manifold; and painting before the joints have fully dried.
How we do ceilings at Build Valencia
We visit the property, measure and give an itemised quote: square metres of ceiling, type of board, recessed channels, spotlights and hatches. Price and deadline are fixed by contract. We do stand-alone ceilings and ceilings as part of a complete renovation: that is how our drywall service in Valencia and our full renovations in Valencia work.
Frequently asked questions
Do I need a permit for a plasterboard ceiling?
No. It is an interior finish that does not affect the structure. If the electrical installation is moved or partitions are changed along with the ceiling, the renovation needs a responsible declaration: we explain it in our guide to building permit or responsible declaration in Valencia.
How much height does a plasterboard ceiling take?
Usually 8 to 15 cm. With a bulkhead for ducted air conditioning, 25–30 cm in the bulkhead area only.
Can a heavy light fitting hang from a plasterboard ceiling?
Yes, with a reinforcement in the frame at the fixing point. Tell us before installation so the reinforcement is put in place.
Do you do the ceiling of a single room?
Yes, from about €2,000 excluding VAT. A 20 m² room is ready for painting within a week.
