A 60 m² self-service laundrette in Valencia: from empty unit to open business in 8 weeks and €44,000
The owner had rented a 60 m² unit to open a self-service laundrette. He knew exactly what he wanted; the unit didn't: old ceilings, walls in the wrong places and installations nowhere near the load a laundrette needs. Eight weeks later it opened. The whole job came to €44,000, about €733/m² — a complete commercial renovation in Valencia with every installation new.
We started with the strip-out: old ceilings down, surplus partitions out. Then we built the new layout around the machines themselves — where the washers go, where the dryers go, where the pipes run and where people walk with a basket of laundry.
In a laundrette, water and drainage are the job, so we ran the plumbing from scratch. Every connection sits exactly where the plan puts its machine, with access left for servicing without opening walls.
Dryers throw out heat and moisture, and a plain extractor won't cope. We installed supply-and-extract ventilation with heat recovery: the air is changed, but the heat doesn't leave with it.
The electricity supply wasn't enough for a laundrette. We increased the available power and rewired the unit for all the machines and the ventilation running at once.
While the works went on, we handled the paperwork: permits, certificates, the activity licence and everything fire safety requires of a commercial unit. The owner didn't have to queue at a single counter.
To finish, we replaced the roller shutters and connected the laundrette to a remote-control system, so the owner can see what's going on and run what he needs from his phone instead of sitting in the shop all day.
In short: 60 m², €44,000, 8 weeks, and a working business where there used to be an empty unit. If you have a similar unit in Valencia, get in touch: we'll look at it, size up the work and give you an itemised quote.
